The site, covering an area of 463,687 square meters, is designed as a multifunctional complex with a primary focus on football, while also catering to recreational, tourism, and accommodation needs for diverse groups.

The master plan prioritizes three main project areas:

1. Football Camp: Located centrally on a 97,611-square-meter parcel, this camp includes training grounds, a main stadium, locker rooms, a gym, an administrative building, and a football academy. It’s designed for independent operation with its own access loop for vehicles and cyclists, and a green buffer for visual separation. The camp will serve club and national teams, allowing simultaneous use by multiple teams, with permanent facilities for public access and academic programs in football.
2. Commercial Area: Positioned near the beach, this section provides commercial spaces to meet the needs of tourists and visitors.

This approach enables phased construction, allowing early operation of completed segments and independent, year-round use of facilities.
