Project description
The 5,600-unit residential complex in Mehrshahr, Karaj, was developed on a 101-hectare plot of land. The formation of the site was based on human scale and centered around the main pedestrian walkway, with a lake as the focal point at the heart of the site. One of the main design concepts was the creation of a safe pedestrian path on various levels, with a hierarchy connecting green spaces, creating arcades, pedestrian paths over green roofs, and linking them to communal green areas. Additionally, the main pedestrian axis was integrated with secondary paths to establish a safe and easy circulation network.
The vehicular access hierarchy was designed to divide the township into three neighborhoods, while protecting it from disruptive through-traffic. The residential blocks, while maintaining harmony, exhibit variety, and their orientation takes into account the surrounding context, ensuring adequate spacing between blocks and preserving privacy.
The creation of green roofs and vertical gardens aimed at distributing green spaces and enhancing building sustainability has resulted in openings within the blocks. These openings provide spaces for pause and interaction within the green areas between the units, allowing residential units to not only connect well with one another but also benefit from semi-private green spaces.
The residential units, which include small two-bedroom, large two-bedroom, and three-bedroom layouts, offer eight different floor plans. The design separates public and private spaces within the units, and each unit is connected to the complex’s green spaces via a terrace.
